ROSS ADU CASE STUDY

The existing rear yard was overgrown and underused. SinglePoint transformed it into a connected extension of the main home, with space for everyday living, entertaining, and guests.

The project included a ground-up one-bedroom ADU with a full kitchen, two bathrooms, laundry, and living space, along with a new garage and entertainment area, pool, jacuzzi, landscaping, and hardscape.

The homeowners wanted to make better use of the property while ensuring the new work felt cohesive with the existing traditional home. The design team carefully selected materials and architectural details that complement the original residence, allowing the ADU, entertainment area, pool, and outdoor spaces to feel like a natural part of the property.

BUILDING FOR THE SITE

Building on this site presented a few challenges, beginning with its location in a flood zone. The ADU needed to be elevated above the flood plane, requiring drilled support piers and detailed planning before construction began. Tight rear-yard access also limited equipment options, but the team was able to bring in the large drill rig needed to complete the foundation work.

With access limited to a narrow driveway, construction was sequenced from the back of the property toward the front. The ADU structure was completed first, followed by the remaining site improvements. During drilling, the pool structure was used for temporary groundwater management, helping protect the nearby creek from contamination. Close coordination with qualified subcontractors was essential throughout the project.

A CONNECTED OUTDOOR LIVING SPACE

The completed property now delivers far more than just a secondary living space. The ADU provides a new independent living space, while the garage and entertainment area support gathering and hosting. The new pool and jacuzzi serve as the centerpiece of the rear yard, creating a setting the homeowners use regularly for recreation and entertaining.
